Property Management

Scope of Service

  • Advertise the property and promote viewings to potential tenants
  • Coordinate and conduct property viewings, including scheduling and hosting
  • Negotiate lease terms and prepare/execute lease agreements on behalf of the owner
  • Collect tenant’s initial payments: first month’s rent + security deposit
  • Manage tenant move-in: walk-through inspection, hand over keys, record condition of unit
  • Provide tenant onboarding and customer service during the tenancy: handle queries, coordinate maintenance/repairs, respond to issues
  • Monitor lease compliance (e.g., occupancy rules, pets, smoking, noise) and enforce terms if needed
  • Collect ongoing rent payments, handle arrears and late fees if applicable
  • Coordinate periodic inspections of the unit to document condition and identify maintenance or lease-related issues
  • Manage tenant move-out: schedule move-out inspection, compare condition to move-in record, document damage vs normal wear
  • Handle cleaning and repair coordination (if required) upon tenant move-out to restore unit for next tenancy
  • Calculate and return the security deposit to the tenant (minus any approved deductions for damage or unpaid rent)
  • Provide owner with regular reports: status of tenancy, maintenance issues, financial summary as required
